Selangor bans 1M’sia logo on billboard ads

KLANG: Selangor has banned advertisements on billboards that feature the 1Malaysia logo.

The 1Malaysia logo is a political logo, said state Housing and Local Government Committee chairman Ronnie Liu, adding that this contravenes local by-laws.

“You don’t see any billboard in Selangor carrying the PKR, PAS or DAP logo,” he told The Star, adding that the prohibition was not a new development.

“Local government by-laws in Selangor clearly state that political symbols cannot be used on billboard advertisements,” said Liu.

He said the 1Malaysia advertisements were a political message of the Barisan Nasional.

“It is clear that Barisan is pushing hard for the 1Malaysia concept and to send out its message to the people,” he said, adding that it was nothing but a political agenda and not allowed in the state.

He said it was only at certain times, such as a general election, that such advertisements would be allowed.

“Not on normal days,” he said.

“There are no DAP, PAS or PKR advertisements on the streets. It should be the same for Barisan,” added Liu.

He said the state government sent out circulars to all local and district councils in Selangor recently to reiterate the prohibition because certain quarters had wanted to include the 1Malaysia logo in their billboard advertisements.

“There was enthusiasm to add the logo in advertisements by certain quarters.

“So we had to remind the councils to be firm in prohibiting it,” he said.

Asked if Selangor was the only opposition state to ban 1Malaysia billboard advertisements, Liu said he was unsure of it.

Meanwhile, workers from the Kuala Langat district council tore down an advertisement bearing the 1Malaysia logo from a convenience store, sparking protest from about 50 people who included Umno and MIC members.

Store owner K. Thiagarajan, 26, said he and his two partners were shocked that they were not allowed to place a 1Malaysia poster in front of their shop.

“I obtained permission from the district council in September to put up the poster and was taken aback when I was summoned last Thursday to remove the advertisement,” he told reporters before submitting a complaint to council president Abdul Razak Jaafar.

“It is unfair to ask us to remove the poster, especially after we were given permission to put it up,” added Thiagarajan, who was accompanied by his lawyer.

Most Malaysians cannot afford the high price of property

WITH prices of terraced houses in the Klang Valley and Penang having appreciated beyond the regular RM300,000 to RM600,000 range to close to and some even surpassing RM1mil, it is not surprising to find many average Malaysians who are rather hapless or even lost as to what and where to buy their house.

There are really not many choices available to them unless they don’t mind moving further away to other suburban addresses where they would have to travel longer distances. But if they still choose to stay near the conveniences close to the city centre, most of them will have to settle for much smaller units or apartments with the price that they can afford.

To maximise their land use, developers have resorted to building high-rise dwellings instead of landed houses which account for the short supply of such housing these days.

A shortage of land available for development can be singled out as one of the factors for the sharp increase in land cost and property prices.

Whatever large tracts of land available have already been snapped up and what’s left are mostly smaller plots.

In Kuala Lumpur, land prices have appreciated even more sharply and the recent sale of a piece of land for over RM7,000 per sq ft has raised alarm among some consumer groups and industry players.

They worry that the high price transacted for the land will be used as the bargaining power for other land owners to push their land prices upwards in the surrounding areas.

This will inevitably be an unhealthy prelude to an overheating in the property market as land is the basic commodity in a property development process. When the price paid for a piece of land escalates way beyond the market norm or the last transacted price, it has actually moved ahead of market fundamentals.

The question is who then will have to bear the high cost at the end of the day. Certainly it will not be the developers as they will factor into their total project costing and recoup the cost by pricing the property they build higher.

And if the property is not for sale but for leasing, the rental rates can also be expected to be higher. Although property buyers are not directly or immediately affected by the high land cost, they will also have to share part of the burden when the prices of goods and services are fixed higher (as the business operators who rent the space will factor the high rent into their pricing.)

If we are worried of a potential property bubble, it is important to keep a close watch on the availability of land supply to keep prices of land in check.

Opening up new corridors of land for development is an effective and speedy measure to ensure adequate land supply.

The other option is to encourage redevelopment of dilapidated parts of the city or old buildings and add value to them.

The Government’s plan to redevelop the 160ha Sungei Besi airport and the 1,320ha Rubber Research Institute land in Sungei Buloh should help to ease the land-scarcity problem.

The initiative should be accorded a top priority and, if possible, a dedicated agency is set up to oversee the whole planning and development process for these large parcels of land, taking into account the real needs of the people.

This will ensure better integration of public transport services and other infrastructure, housing and other commercial property needs that are more long-term and sustainable.

Given the huge need for more affordable housing in the Klang Valley, especially homes priced between RM200,000 and RM350,000, this will be the golden opportunity to plan for such housing projects. Hopefully at least 30% of the land for housing development will be allocated to affordable housing for all eligible Malaysians.

It is indisputable that real estate is an important economic sector, accounting for 50% of the country’s wealth. But the cap on the sector’s growth could be the relatively lower earning and purchasing power of Malaysians compared with those in other high income countries. For the industry to leapfrog to another level of growth, the people’s purchasing power has to grow faster or at least in tandem with the rising property prices as we will need investors who can afford to pay for the high-end properties that are to be built.

The Government’s iniatitives to turn Malaysia into a high income economy will create the platform for the people to earn higher per capital income to support their higher purchasing power.

Expanding the pool of buyers who have the means to absorb the high-end property that are being churned out by developers now will hopefully create a more sustainable property market – one where demand matches supply.

Otherwise the market will have to depend on foreign buyers who can afford to pay for the high-end property.

■ Deputy news editor Angie Ng believes developers, especially those who own large tracts of land and are involved in major township development, have a moral responsibility to offer a more balanced portfolio of different range of housing projects, to help cool the market from overheating.

Thank You

Thank You Allah

I was so far from you
Yet to me you were always so close
I wandered lost in the dark
I closed my eyes toward the signs
You put in my way
I walked everyday
Further and further away from you
O Allah, you brought me home
I thank You with every breath I take.

Alhamdulillah, Elhamdulillah
All praises to Allah, All praises to Allah
Alhamdulillah, Elhamdulillah
All praises to Allah, All praises to Allah.

I never thought about
All the things you have given to me
I never thanked you once
I was too proud to see the truth
And prostrate to you
Until I took the first step
And that's when you opened the doors for me
Now Allah, I realized what I was missing
By being far from you.

Alhamdulillah, Elhamdulillah
All praises to Allah, All praises to Allah
Alhamdulillah, Elhamdulillah
All praises to Allah, All praises to Allah.

Allah, I wanna thank You
I wanna thank you for all the things that you've done
You've done for me through all my years I've been lost
You guided me from all the ways that were wrong
Indeed you give me hope

O Allah, I wanna thank you
I wanna thank You for all the things that you've done
You've done for me through all my years I've been lost
You guided me from all the ways that were wrong
I wanna thank You for bringing me home

Alhamdulillah, Elhamdulillah
All praises to Allah, All praises to Allah
Alhamdulillah, Elhamdulillah
All praises to Allah, All praises to Allah.

Istimewa

Ini Mat.Nama penuh Mohd. Ridwan. Dia seorang murid istimewa. Umurnya 10 tahun.

Quotes

“In my life, what I want and what I need are exactly the same. Anything in excess of needs is burdensome to me. You couldn't give me anything I don't need. I am penniless, but have difficulty remaining so. Several of my well meaning, well-to-do friends have offered me large sums of money, which I of course refused.”

Untuk Minda

-By three methods we may learn wisdom: First, by reflection, which is noblest; Second, by imitation, which is easiest; and third by experience, which is the bitterest.

-When you know a thing, to hold that you know it; and when you do not know a thing, to allow that you do not know it.This is knowledge.

Virtue is not left to stand alone. He who practices it will have neighbors.

Palestin: Jangan kau buangnya dari kotak fikiranmu wahai ummat Islam

Nasyid Inteam

Tiada bulan tiada mentari

Gelap gelita di sini
Sama gelitanya hati
Hidup hari ke sehari
Esok yang indah umpama mimpi

Bebunga yang baru berputik
Berguguran di setiap detik
Di mana tanda setia saudara
Di himpit derita tiada siapa
Sedia membela
ohh ohhhh.

Biar terbatas langkah
Tiada yang menyebelahi
Demi satu amanah
Semangat membara berapi

Biar tiap ruang darah mengalir
Perjuangan tak berakhir
Bukan dia bukan kuasa
Penentu segala hanyalah takdir

Bebunga yang baru berputik
Berguguran di setiap detik
Di mana tanda setia saudara
Di himpit derita tiada siapa
Sedia membela
ohhooooo..

Biar terbatas langkah
Tiada yang menyebelahi
Demi satu amanah
Semangat membara berapi

Biar tiap ruang darah mengalir
Perjuangan tak berakhir
Bukan dia bukan kuasa
Penentu segala hanyalah takdir

Nuha! Jangan buat Ummi Dan Abah Panik Lagi...

Namun Nuha tiada. saya terus mengejutkan suami lantas memberitahu bahawa Nuha tiada. Saya terus memanggil Nuha beberapa kali sambil mencarinya di merata sudut rumah. Saya mula naik risau dan panik. Lantas memberitahu suami. Kami mencari lagi Nuha di merata tempat. 'Nuha, Nuha'. Nasib baik.....
Nuha, Nuha...memang anak saya ni selalu unexpected sikit tindakannya.
Nuha janagn buat dah...
